Smart Buildings Exchange (SBX): State of Buildings

In the first of two panel discussions at SBX 2025, Tom Marseille (Sazan Group) will lead the conversation between Emily Salzberg (Washington State Department of Commerce), Tom Williams (DB Engineering), Martin Clinton (UMC), and Tom Anderson (Puget Sound Energy) on the State of Buildings – what’s working, what’s not, and what kinds of solutions are needed.

State of Buildings – what’s working, what’s not
Building owners and operators are facing a convergence of challenges—rising costs, growing decarbonization expectations, aging infrastructure, workforce shortages, cybersecurity threats, and evolving occupant needs. In this panel discussion, leaders from both the public and private sectors will share their candid perspectives on the current state of the industry: what’s working, what’s stuck, and what kinds of solutions they need most.

Smart Buildings Exchange (SBX) Agenda Announced!

The agenda for the 2025 Smart Buildings Exchange Fall Conference is now available on the SBX website. The event will feature a keynote address, two panel discussions and a networking happy hour – register to join us in Seattle on November 5th!

Keynote Address: PNW Leadership on the National Stage
Ash Awad
, President & Chief Market Officer at McKinstry, will deliver a compelling keynote address highlighting how the Pacific Northwest is uniquely positioned to lead the US through the energy market transformation.

Two engaging panel discussions will follow, and the event will conclude with a networking happy hour, sponsored by Building Potential.

State of Buildings – what’s working, what’s not

The Smart Buildings Center is excited to host the 5th annual Smart Buildings Exchange (SBX) in 2025! This year’s event builds on a successful history of exploring smart and efficient building operations—but it’s not just more of the same.

SBX 2025 invites attendees to think bigger. This year’s focus is on how smart building strategies can solve today’s real-world challenges—like cutting operational costs, reducing peak energy use, and retrofitting fossil fuel-based equipment with heat pumps. For those navigating the evolving demands of building ownership, operations, and energy management, SBX 2025 offers a space to explore practical solutions while also engaging with the bold ideas shaping the future.

The fall conference theme, “Smart Buildings in Action: Leading the Future of Building Performance,” reflects our region’s growing leadership in reimagining the role of buildings—not just as energy users, but as dynamic assets that influence everything from grid interaction and occupant well-being to cost management, security, and building resilience.

Smart Buildings Exchange 2025 & Beyond!

Since 2020, the Smart Buildings Exchange (SBX) has united industry leaders through a mix of virtual and in-person programming. Originally launched in 2018 as the Why Smart Buildings Executive Forum, SBX has continually evolved to meet the needs of the industry.

Now we’re taking the next step. This year marks the beginning of a new era—a year-round Smart Buildings Exchange experience with ongoing virtual live webinars recorded throughout the year and an in-person conference experience each fall in Seattle.

Smart Buildings Exchange 2024 Session Recordings Available!

Last month the fourth annual Smart Buildings Exchange (SBX) delivered a value-packed three days of conversations focused on the market opportunity for smart buildings and solutions to some of the challenges currently facing the commercial, corporate, and institutional real estate industries.

The conference kicked off with a virtual Opening Plenary featuring industry leaders discussing the public, private and tax credit resources that will catalyze the decarbonization of the built environment. Following the Opening Plenary were virtual sessions on Grid-Interactive Efficient Buildings as a Utility Resource, Indoor Environmental Quality – Field Results Inform Operational Practices, Planning & Implementing Campus-Scale Decarbonization, and Making Buildings Smarter – Live Demonstration.

The second day of the conference began with a virtual Plenary Session on Innovations for an Electrified & Decarbonized Future which examined where we are with the pace of innovation – technology, construction, finance, and policy – and what more we need to do to go further faster. The day continued with virtual sessions on Building Owner/Manager Guide to Grid-Interactive Efficient Buildings, Choosing the Smart Buildings Platform Right for You, Fault Detection & Diagnostics – Real World Lessons for Field Service, and Environmental, Social & Governance (ESG) Reporting – Losing the Acronym, Improving the Result.

The third and final day of the conference was held in-person in Seattle and featured opening remarks from Dawn Lindell, General Manager and CEO of Seattle City Light, followed by panel discussions with leaders from Washington State, Oregon, Colorado, the U.S. Department of Energy, and Lawrence Berkeley National Laboratory on how different jurisdictions are structuring building performance standards, and how existing building commissioning can offer an initial path to standard compliance.

All of the virtual SBX session recordings are now available on the Smart Buildings Center YouTube Channel so you can watch any you missed and rewatch any you enjoyed. The recording for the in-person day will be available in the coming days.
